An Overview of the Loan Process

Organize your documents

If you are buying or refinancing a home

If you are salaried: provide two years W-2 and one month of paystubs OR if you are self-employed: provide two years tax returns and a YTD profit and loss statement.

If you own rental property, please provide rental agreements and two years tax returns.

If you wish to speed up the approval process, please also provide three months bank statements for each bank, stock and mutual fund account.

Provide recent copies of any stock brokerage or IRA/401K accounts that you may have.

If you are requesting a cash out refinance please provide a letter explaining what you plan to do with the proceeds.

Provide a copy of divorce decree if applicable.

If you are NOT a US citizen, provide us with a copy of your green card (front & back), or if you are NOT a permanent resident provide us with your H-1 or L-1 visa.

If you are applying for a home equity loan

If you are salaried: provide two years W-2 and one month of paystubs OR if you are self-employed: provide two years tax returns and a YTD profit and loss statement.

If you own rental property, please provide rental agreements and two years tax returns.

Please provide a copy of the note on your first mortgage. This will normally be found in your closing loan documents.

Get Qualified

Getting qualified before you apply for a loan can help you understand how much you can borrow.

When buying a house, you may get pre-qualified or pre-approved. You can typically get pre-qualified over the phone or on the Internet in a few minutes. A pre-qualification is not as beneficial as a pre-approval where you have to go through a more rigorous process which includes verification of your credit, income, assets and liabilities. It is highly recommended that you get pre-approved before you start looking for a house. This will help you:

Find out the maximum house you can buy, so you don’t waste time looking for properties you can not afford.

Puts you in a stronger position when you are negotiating with the seller, because the seller knows that your loan is already approved.

Helps you close quickly, since your loan is already approved.

Shop loan programs and rates

To shop for a loan you will need to:

Think about how long you plan to keep the loan. If you plan to sell the house in a few years you may want to consider an adjustable or balloon loan. On the other hand, if you plan to keep the house for a longer time, you may want to look at fixed loans.

Understand the relationship between rates and points. Points are considered to be prepaid interest and are tax deductible. Each point is equal to one percent of the loan. So for example 1 point on a $150,000 loan is $1,500. The more points you pay, the lower the rate you will get.

Compare different programs. Shopping for a loan can be difficult. With so many programs to choose from, each of which has different rates, points and fees, it’s hard to figure out which program is best for you. That’s where an experienced loan officer can help you make a decision that’s best for you.

Obtain Loan Approval

Once your loan application has been received we will start the loan approval process immediately. This involves verifying your:

Credit history

Employment history

Assets including your bank accounts, stocks, mutual fund and retirement accounts

Property value

Based on your specific situation, additional documents or verifications may be required. To improve your chances of getting a loan approval:

Fill out the loan application completely.

Respond promptly to any requests for additional documents. This is especially critical if your rate is locked or if you plan to close by a certain date.

Do not make any major purchases. Do not buy a car, furniture or another house till your loan is closed. Anything that causes your debts to increase might have an adverse affect on your current application.

Do not move money into your bank accounts unless it can be traced. If you are receiving money from friends, family or other relatives, please contact us.

Do not go out of town around the closing date. If you do plan to be out of town when your loan is expected to close, you may sign a power of attorney, to authorize another individual to sign on your behalf.

Close the Loan

After your loan is approved, you will be required to sign the final loan documents. This will normally take place in front of a notary public. Be prepared to:

Bring a cashiers check for your down payment and closing costs if required. Personal checks are normally not accepted.

Review the final loan documents. Make sure that the interest rate and loan terms are what you were promised. Also, verify that the name and address on the loan documents are accurate.

Sign the loan documents.

Your loan will normally close shortly after you have signed the loan documents. On refinance and home equity loan transactions federal law requires that you have 3 days to review the documents before your loan transaction can close.

A Plug For A Great Insurance Agent

When we moved to Issaquah from Bellevue we decided it was time to get a local insurance agent to handle our home, car, etc. That was about 10 years ago.

You would think it would be easy, but it seemed a little frustrating. We contacted several agents out of the phone book, met one at a local business meeting – but none would follow up with our inquiry.

Our conclusion was if you can’t get to them before they have you how can you get to them once they have got you.

We decided to give a local agent down the street from us a try. We have had claims (unfortunately) and we have had changes to make on our policies. It seems so seamless, our needs and our needs being met.

I grew up in Issaquah,and I thought I knew every restaurant Issaquah had to offer, but I had never heard of Amante until about a week ago. Issaquahs Amante is located in a cute European-style building on Locust Street , and is fairly well hidden from the heavy traffic cruising down Gilman Boulevard. The interior is small and cozy with only a dozen or so tables, but a courtyard also contains a couple more. On a quiet evening, my two friends and I were shown a spot by the window by our friendly server. The first thing that struck each of us was the extensive menu. Amante offers 17 salads; 30 pizzas; six calzones; 10 hot oven grinders (such as turkey or roast beef entres); nine hot sandwiches; 28 pastas; and 12 desserts. The menu even features a low-carb section with six more entres. Amante also allows guests to create their own pizzas and calzones by picking and choosing their own ingredients. Sizes for pizzas range from 10 inches to 18 inches. Entres range from about $7 to close to $30 (mostly for the extra large pizzas). However, most entres run between $9 and $15. . Everything on the menu looked quite delicious, and after coming to terms with the fact we could not possibly eat everything on the menu in one sitting, we made our selections. I order the chicken penne pasta. I received an entre of grilled chicken, artichoke hearts and garlic, all lathered in pesto sauce. The meal was beyond delicious and quite possibly some of the best Italian cuisine Ive ever eaten. My friends ordered the four cheese baked spaghetti and Spartacus pizza. I tried a bite of the spaghetti, which was rich and also very delicious. As somebody with an unhealthy obsession with cheese, I can confidently recommend the dish. The four cheese baked spaghetti and the chicken penne, were very generous servings. My friend found the pizza to be quite tasty. The restaurant also delivers, and guests can order food online. For tasty Italian in Issaquah, look no further.

I was just informed that Tanglewood expects their FHA approval next week. The foundation of my loan officer success was FHA. It is a terrific program for the low down payment buyer. WIth rates at such a bottom right now, with the drop in prices coming this week on the remaining 20% of the Tanglewood in Klahanie project Issaquah buyers are in a rare situation. Think lower payments. Here are some features of FHA.

1- Low down payments, 3.5 percent.

2- Closing costs can be paid by seller.

3- Clean credit for the last 12 months. Previous problems OK to have had if cleaned up.

4- Make sense underwriting: “That collection is paid off?” OK, document so and you can be approved,

5- BK just over 2 years ago doesn’t mean automatic denial.

6- Have a co-signer? Bring em on.

7- Gift from family for down payment? Sure.

8- Available from our branch of Loan Network. Sure, you can use us.

9- Rates as good as conventional? Usually very similar.

To date, I have not played up our mortgage experience on our blogs. We have focused on the Undressed blog network and our real estate practice. Kathleen and I owned Homes And Loans, a Washington State Licensed mortgage brokerage. We closed Homes And Loans, the mortgage company, last night – better said we are becoming a branch of Loan Network.

Whereby we once had over 100 loan officers and had months of more than 400 loan sales, we downsized to a few of our most skilled. Managing 100 loan officers is a major effort. Our intention was to stay small.

The current environment for mortgage companies is difficult. The oversight needed to meet the ever changing factors is, in my opinion, too much for a small company. We interviewed three large companies and even considered closing down. Loan Network, one of the States largest mortgage brokers we feel is a great solution.

We move forward with the power of a large mortgage bank and the mind set of being the best solution for the consumer.

I have worked for two banks as a loan officer, Mellon and Guarantee Bank of Milwaukee. They have great oversite but banks do not always have the best loan officers and the best products. Banks aren’t known for having the best rates. Banks are often not your best solution. As the title of this post says, I invite you to let us help you with your mortgage needs. Klahanie Condominiums in Issaquah. I was impressed, both with the units themselves, and even more so the amenities. That may be because I coveted the swimming pool, the club house, the fitness center, non of which my condo has!

Tanglewood is in Klahanie, a very friendly community. There are parks, lakes and trails. Klahanie and Tanglewood have playgrounds and an elementary school are right across the street from Tanglewood. Saturday many groups of people were out having fun, playing soccer, climbing on big rocks.

The two charts below make the point – advertisement or not. Tanglewood Condos are the few under $300,000 – starting in the mid 200’s, and this market had a huge turn around last month.

Notice what happened in August. The days on market in this price range dropped from 124 to 48. A huge turn around. The asking price vs actual sale price was 99% of asking price. In the second graph you see the components that make up the number of months condominium inventory on the market. It too is dropping. This compares inventory vs sales, the absorption rate.

To top it off, Tanglewood recently dropped their prices, they have less than 30 of the 90 units left. This may be the opportune time to visit Tanglewood. Click here to see their website.

The 3rd chart shows the August months inventory of condominiums down from 10.3 months to 5.8….

This data is taken from the NW MLS, is on August and the 14 previous months, considers condominiums under $300,000 only. Closed sales are reported by the listing agents and the buyers agents into the MLS after the sale is completely closed.

SportClips in Issaquah is a great place to get a men or boys haircut. I had the VIP cut which included the haircut, shampoo, scalp massage, shampoo, and shoulder massage. Not only that, I didn’t need another cut in a couple of weeks.

The shop was busy but there was a lot for a sports fan like me to enjoy from memorabelia to games on TV. The televisions were all over the place. It was fun and a great cut.
